General Questions:

  1. Q: What can I find in your web site?
A: You'll find great tips on selling your home as well as a nine step process to buying a home. You have access to the local Multiple Listing Service so you can search available homes. Also, you'll get tons of information on the valley. Click on any of the city names and learn a little history about it, learn what there is to do, and even get reports on the performance of local schools.

  2. Q: Are you a realtor, a broker, and/or have professional designations?
A: I am a Broker and I hold the nationally recognized designations of Accredited Buyer Representative (ABR), Certified Residential Specialist (CRS), ePro (Internet Marketing Specialist), and Graduate Realtor Institute(GRI).

  3. Q: Do you work full- or part-time as a real estate agent?
A: Full time. You just can do it part-time.

  4. Q: How many years of experience do you have?
    A: I received my license in 2002

  5. Q:How many properties do you sell per year on average?
    A: I average between 20-30 properties a year.
Seller Questions:
  1. Q:Can you provide a specific written marketing plan?
    A: Absolutely!

  2. Q:How long does it take you, on average, to sell a home?
    A: 30-60 days on average.

  3. Q:Will you advertise a property during the entire listing period?
A: Of course. Not only will it be advertised in the newspaper for open houses, but it will be on a number of very popular websites.

  4. Q:Should you not perform, can the listing agreement be cancelled?
A: Always. If you're not happy with my service we will arrange a mutual cancellation of the contract with no penalty whatsoever.
Buyer Questions:
  1. Q:What training have you taken that relates to representing buyers or relocation?
A: I have earned the Accredited Buyer Representative (ABR) designation. This is a designation that deals specifically with Buyer Representation. Graduates of this course are well versed in the real estate laws, buyer trends, and disclosure laws and practices. I am also a Graduate of the Realtor Institute (GRI) which is another course on the latest laws, trends, and news regarding real estate.

  2. Q:How are you compensated?
A: Typically the seller compensates his agent who in turn compensates me. If there is no compensation from the seller's side, an agreement is arranged between you and I prior to beginning the search for a home.

  3. Q:Can you provide a FREE relocation package?
    A: Yes.

  4. Q:What days/hours are you available to show homes?
A: It depends greatly on my schedule. I am usually able to accomodate whatever schedule you have.
Personal Questions:
  1. Q: How long have you lived in the areas you service?
A: Over ten years in the Valley of the Sun.

  2. Q: What are some of your favorite hobbies?
A: Hiking, fishing, camping, and going to hockey games.

  3. Q: Can you provide a personal resume and references upon request?
    A: Absolutely

  4. Q: Why should a client work with you versus another agent?
A: Very simply put...I am more than qualified. Not only do I remain active full time and close between 20-30 transactions a year, but I stay current with the latest laws and trends. Nationally, there are only 3-5% of agents that hold the designations I hold.

  5. Q:What is the best way to get in contact with you?
A: Either by phone (602-526-2514) or by email ( Larry@LarryLuenser.com). I respond almost immediately to either one.

  6. Q: Is there anything else you would like to inform your clients?
A: Just keep in mind that the buying or selling process doesn't have to be so stressful. I try to make it a fun process and I always tell my clients to let me handle all the details. As they say, "the devil is in the details" and to me that's what causes the stress. So let me handle the stress and you just enjoy the excitement of buying or selling!
